VALUE DELIVERED
$498,924 in guaranteed average annual savings over 10 years on energy, operational, maintenance and other costs, enough to cover all project costs in just over 6 ½ years; improved building air quality and comfort; better lighting; restoration of a historic asset; integrated building controls; competitive financing; ongoing economies, efficiencies and return on investment.
OBJECTIVES
Improve energy efficiency and reduce operating costs for three elementary schools undergoing modernization.
SOLUTIONS
ECS Midwest designed, engineered and carried out the full complement of mechanical, plumbing and electrical work at three of this client’s schools. Drawing on its extensive expertise and internal resources, the company self-performed all aspects of this 160,000-square-foot, multi-faceted project.
At all of the schools, ECS Midwest installed four-pipe HVAC (heating, ventilation, air conditioning) systems. To help reduce energy consumption and costs, the company also provided more energy-efficient lighting and direct digital control (DDC) systems with energy-efficient control sequences. These not only reduce utility expenses, but also improve indoor air quality and building comfort.
In addition, the company worked with each school to meet its special requirements. At the Dillsboro School, for example, ECS Midwest extended the four-pipe HVAC system to the school’s historic gymnasium, where the company also did some historic preservation by upgrading the gym’s architectural and structural envelope.
Over at Manchester Elementary School, the company enhanced the HVAC system with variable speed drives and an air-cooled chiller. To increase energy efficiency, the company also installed a high-efficiency window wall.
Finally, at Moores Hill School, ECS Midwest replaced the classroom unit ventilators with rooftop units and variable frequency drives. Company crews also upgraded the HVAC system with two new high-efficiency condensing hot water boilers, an air-cooled chiller and variable air volume boxes with hot water reheat coils. In addition, ECS Midwest replaced the gym’s old air conditioning system with a more efficient modular air-handling unit.
ECS Midwest then commissioned the new systems and turned them over to the client, providing a sound start to years of high-performance facility operation, maximum occupant comfort and productivity, and ongoing cost savings.
