Manchester, NORTH MANCHESTER, IN

EMCOR Construction Services engineers improved building comfort and HVAC system reliability while conserving energy and implementing energy conservation techniques.

VALUE DELIVERED

$336,119 in energy savings over eight years; yearly savings guaranteed for 10 years; new cooling capacity; improved building comfort and HVAC system reliability; lower operating costs; ongoing economies, efficiencies and investment returns.

OBJECTIVES

Reduce energy costs and improve efficiencies at a 62,000-square-foot educational facility.

SOLUTIONS

To help this client achieve its objectives, ECS Midwest entered into a performance contract that guaranteed a specified level of annual energy-savings based on the company’s preliminary problem assessment. Under the agreement, ECS Midwest self-performed the entire scope of work. This included converting multi-zone rooftop electric heating units to gas-fired “four season” multizone units with cooling capacity. The company also installed a new energy management system to help optimize performance and savings.

Additional information: ECS Midwest guaranteed that the upgrades would save this client an average of $39,400 annually over 10 years. Eight years into the contract, annual savings were averaging $42,015 – even with the addition of air conditioning.
