By providing a value-engineered solution, ECS Midwest enabled this client to achieve a significantly better result than it had initially thought possible. After completing an extensive study, which included a utility analysis of the building, an operational analysis of past expenses, and a cashflow analysis, ECS Midwest recommended that, instead of doing an $80,000 steam boiler replacement, the client should do an $800,000 system redesign and replacement. While this was considerably more than the client intended to spend, ECS Midwest demonstrated that the project would be fully self-funding, paying for itself over a 10-year term. And ECS Midwest guaranteed that the savings would be achieved.
The scope of work required replacing the steam heating system with a modern hot water and chilled water mechanical system as well as a new piping distribution system. The company also put in a DDC (direct digital control) system and installed more energy efficient lighting. Furthermore, all work was performed while school was out of session with no disruption to the learning environment. The result was energy and operating cost savings that enabled the client to pay for the project and still maintain a positive cash flow.
BACKGROUND
Christ the King is a Catholic church and school in South Bend, IN. Opened in 1953, the school has approximately 500 children attending classes from pre-kindergarten through eighth grade.
