OBJECTIVES
To reduce operating expenses for a 165,494-square-foot campus building by leveraging guaranteed savings to finance the necessary capital improvements to HVAC, lighting and energy management systems.
SOLUTIONS
ECS Midwest signed a 10-year performance contract with the client guaranteeing that the school would save an average of at least $82,587 per year in utility costs and $13,800 per year in operational/maintenance costs. The company then worked with a local bank to arrange a financing package that would use the anticipated annual savings to cover the project’s costs.
Once financing had been arranged, ECS Midwest technicians self-performed the entire installation. They replaced an R-11 centrifugal chiller with a more efficient natural gas-driven system and installed new, high-efficiency boilers. Other improvements included a lighting retrofit and an upgraded energy management system that optimized savings and increased building comfort. In addition, ECS Midwest provided a 10-year, full-coverage maintenance agreement.
Additional information: This project paid for itself in just eight years. During that time, average annual utility savings were $91,849, compared to the $82,581 guarantee. Meanwhile, operating costs dropped from $1.38 to $.88 per square foot.
